PARK RULES AND REGULATIONS
Schedule “B” to the Licence of Occupation
These Park Rules and Regulations are intended to promote a safe, attractive, enjoyable, and well-maintained seasonal recreational community. All seasonal occupants, family members, visitors, and guests are expected to comply with these rules.
In these Park Rules and Regulations, “management” means the Owner and the Owner's authorized representatives.
OUR SEASONAL COMMUNITY
West Lake Willows is a seasonal recreational community. Seasonal occupants have considerable freedom to enjoy their campsite, welcome family and friends, and allow guests to use their recreational vehicle.
With that freedom comes a shared responsibility to respect neighbouring sites, maintain the appearance and character of the park, and contribute to a safe, friendly, and considerate community.
Seasonal sites are licensed to the individuals named in the Licence of Occupation. The Licence of Occupation does not create any right for another person to occupy, control, or assume responsibility for the campsite.
Family members, friends, and guests are welcome to visit and may use the recreational vehicle with the permission of the seasonal occupant. Seasonal occupants remain responsible for the conduct of their family members, visitors, and guests and for compliance with all Park Rules and Regulations.
Seasonal occupants may not rent, sublet, advertise for rent, or otherwise provide their campsite or recreational vehicle to another person in exchange for payment, services, or other consideration.
The regular or extended use of a campsite by persons other than the seasonal occupants named in the Licence of Occupation may require management approval.
Seasonal occupants are expected to know their neighbours, respect the reasonable enjoyment of neighbouring sites, communicate concerns respectfully, and contribute to the shared responsibility of maintaining a welcoming seasonal community.
CAMPSITES
Permanent tents are not permitted on seasonal sites.
Sleeping in vehicles is not permitted.
Any addition, alteration, improvement, or modification to a campsite, including decks, patios, sunrooms, awnings, or other structures, must receive management approval before construction or installation begins.
All sunrooms, awnings, and similar structures must be commercially manufactured products and approved by management prior to installation.
Seasonal occupants are responsible for maintaining their campsite, including regular lawn cutting, trimming, landscaping maintenance, and general upkeep.
If a seasonal occupant will be absent for an extended period and is unable to maintain the campsite, they are responsible for making suitable arrangements or contacting management.
Campsites must be maintained in a clean, neat, safe, and attractive condition.
SHEDS
A maximum of one shed is permitted per campsite.
All sheds must be commercially manufactured products and require management approval before installation.
The maximum shed size is 6' × 6'. Management may, in its discretion, approve a larger shed depending on the location of the shed and provided it does not obstruct sightlines or views or otherwise negatively affect neighbouring campsites or the appearance of the park.
LANDSCAPING AND PLANTINGS
Seasonal occupants are encouraged to maintain lawns, gardens, flower beds, and other reasonable landscaping improvements that enhance the appearance of their campsite and the park.
Landscaping should beautify individual campsites while preserving sightlines and views for the benefit and enjoyment of the seasonal community. Landscaping must not obstruct views, encroach on neighbouring sites, interfere with park operations or infrastructure, or create unreasonable future maintenance concerns.
Hedges are not permitted.
The planting of trees is not permitted without prior approval from management.
Shrubs and other perennial plantings must be maintained at a maximum height of 3 feet. Management may, in its discretion, permit existing mature landscaping to remain above 3 feet where it does not unreasonably interfere with sightlines, views, neighbouring campsites, park operations, infrastructure, or the overall appearance and enjoyment of the park.
No trees, shrubs, landscaping, shoreline, or other natural features may be removed, significantly altered, relocated, or pruned without management approval. This applies to natural features on campsites and throughout park property.
Invasive plant species are not permitted.
Management may require the trimming, relocation, or removal of any existing or future planting or landscaping feature that becomes overgrown, obstructs sightlines or views, creates a safety concern, interferes with access, utilities, infrastructure, or park operations, encroaches on neighbouring campsites, creates an unreasonable maintenance concern, or otherwise negatively affects the park or seasonal community.
Seasonal occupants are responsible for maintaining all landscaping and plantings on their campsite and, when required by management, for the cost of trimming, removing, or restoring landscaping installed by them or by previous occupants of their campsite.
TRAILER SALES AND SITE TRANSFERS
No recreational vehicle may be advertised or sold as remaining on its current campsite without prior approval from management.
The sale of a recreational vehicle does not include the sale, assignment, or transfer of the campsite.
All prospective purchasers wishing to keep a recreational vehicle in the park must apply for and be approved by management and enter into a new Licence of Occupation.
Approval of a purchaser and continued occupancy of the campsite are at the discretion of management.
When a recreational vehicle is sold and approved to remain on its campsite, a Site Transfer Fee will apply.
The standard Site Transfer Fee is calculated as a percentage of the annual seasonal site fee for the campsite being transferred, according to the following schedule:
Sites 1–56
Waterfront Sites (Sites 1–14) – 100%
Direct Waterview Sites (Sites 15, 23, 31, 35, 39, 44, 50, 55, 56) – 90%
Indirect Waterview Sites (Sites 16, 24, 32, 36, 40, 45) – 85%
Fourth Row Sites (Sites 17, 25, 46, 51) – 80%
Sites 33 and 37 – 75% (these sites are classified separately due to their distinct locations)
Fifth Row Sites (Sites 18, 26, 41, 47, 52) – 70%
Sixth Row Sites (Sites 19, 27, 34, 38, 42, 48, 53) – 65%
Seventh Row Sites (Sites 20, 28, 43, 49, 54) – 60%
Eighth Row Sites (Sites 21, 29) – 55%
Ninth Row Sites (Sites 22, 30) – 50%
Sites 101–139
Waterfront Sites (Sites 138, 139) – 100%
Direct Waterview Sites (Site 137) – 90%
All Other Sites (Sites 101–135) – 50%
The Site Transfer Fee is payable by the selling seasonal occupant and must be paid before the transfer is completed and before the incoming seasonal occupant takes possession of the campsite.
Management reserves the right, in its sole discretion, to reduce or waive the Site Transfer Fee where circumstances warrant.
The Site Transfer Fee will not exceed the standard percentage established for the applicable site category.
Seasonal occupants are responsible for advertising and showing their recreational vehicle to prospective purchasers.
If requested, management may assist by forwarding inquiries and showing the recreational vehicle to prospective purchasers. An additional fee of 5% of the recreational vehicle sale price will apply for this service.
PARK PROPERTY
Nothing may be attached, mounted, nailed, screwed, or fastened to trees, including satellite dishes, clotheslines, lights, signs, decorations, or similar items.
Such items must be mounted on an approved pole or other structure. Please contact management for location approval.
VEHICLES
Vehicles must be parked entirely within the boundaries of the seasonal occupant's campsite or in another location specifically approved by management.
Seasonal occupants are responsible for ensuring that their family members, visitors, and guests park their vehicles on the seasonal occupant's campsite.
Parking is not permitted on roadways, public areas, communal areas, waterfront areas, or other park property unless specifically approved by management.
Seasonal occupants who cannot accommodate all vehicles on their campsite must seek approval from management for alternative parking arrangements.
Vehicles must remain on designated roadways and approved parking areas.
Dirt bikes and ATVs are not permitted in the park.
GOLF CARTS
Golf carts are permitted in the park.
Golf carts may be operated only by persons holding a valid driver's licence.
Golf carts must be operated on designated roadways, must observe the park speed limit, and must yield to pedestrians at all times.
Golf carts must not be operated after dark unless equipped with working headlights and taillights.
Seasonal occupants are responsible for the safe operation of their golf cart, for its use by family members and guests, and for any damage or injury arising from its use.
SPEED LIMIT
The speed limit throughout the park is 5 km/h.
Please remember that children and pedestrians regularly use park roadways.
Pedestrians have the right of way. Vehicles must yield to pedestrians at all times.
GARBAGE AND YARD WASTE
Campsites must be kept clean and tidy at all times.
Only household garbage may be placed in the garbage dumpster, which is located at the entrance of the park.
Lawn chairs, barbecues, tires, carpeting, appliances, furniture, construction materials, and similar items must not be placed in the garbage dumpster. Seasonal occupants are responsible for arranging for the proper disposal of these items.
Leaves, grass clippings, branches, and other reasonable yard waste must be placed in the dump trailer provided for this purpose.
No household garbage, construction materials, furniture, appliances, or other non-yard waste may be placed in the yard-waste dump trailer.
RECYCLING
Please use the recycling depot for all recyclable materials.
Bins are clearly labelled. Please dispose of materials appropriately.
FISH CLEANING FACILITY
Fish cleaning facilities are provided for your convenience at the rear of the washroom building.
Fish remains must be wrapped in paper, placed in a sealed bag, and disposed of in the garbage dumpster at the entrance of the park.
CAMPFIRES AND FIREWOOD
Campfires are permitted only in designated fire pits.
Seasonal occupants are responsible for maintaining their fire pit. Please contact management regarding ash disposal.
Firewood must be neatly stacked and stored in a manner that maintains the clean, neat, and attractive appearance of the campsite.
ELECTRICAL SERVICE
Window-mounted air conditioners are prohibited.
When a campsite is unoccupied, electrical service may be disconnected. Seasonal occupants are responsible for planning accordingly and assume the risk associated with the interruption of electrical service.
DOCKAGE
Dock slips are available for seasonal rental and are assigned by management.
Payment for a dock slip does not provide the seasonal occupant with the right to use any dock slip other than the slip assigned to them by management.
Boats and personal watercraft may only be docked in the slip assigned to the seasonal occupant or in another location specifically approved by management.
Dock slips may not be transferred, exchanged, loaned, or reassigned to another person without management approval.
Use of an unassigned or vacant dock slip without prior approval from management is not permitted.
Dock slips are assigned separately from campsites and do not form part of the sale of a recreational vehicle or the transfer of a campsite. The sale of a recreational vehicle does not entitle the purchaser to the seller's dock slip. All dock assignments remain subject to management approval.
WATER SAFETY
Boaters must comply with all applicable boating safety regulations and show courtesy to fellow boaters and swimmers.
Water skiing is not permitted near the swimming raft or designated swimming area.
Boats and personal watercraft are not permitted in the swimming area.
Boats and personal watercraft must not be left on the shoreline and must be stored or docked only in locations approved by management.
ALCOHOLIC BEVERAGES
Alcoholic beverages must be confined to your own campsite, except at events authorized by management.
Open alcoholic beverages are not permitted off your campsite, except at events authorized by management.
Bottles and cans must be stored discreetly.
NOISE
Quiet hours are from 11:00 p.m. to 8:00 a.m.
During quiet hours, no noise may be made that can be heard beyond the immediate vicinity of your campsite.
Quiet hours are strictly enforced.
MUSIC, RADIOS, AND TELEVISIONS
Radios, televisions, musical instruments, and other sound-producing devices must not be operated at a volume that disturbs other seasonal occupants.
Radios, televisions, and other sound-producing devices must be turned off when leaving your campsite.
CHILDREN
Children under the age of 18 are not permitted to stay overnight without adult supervision.
Parents and guardians are responsible for the actions and conduct of their children.
PETS
Pets must be kept under control and on a leash at all times when outside the recreational vehicle.
Owners are responsible for cleaning up after their pets and for any damage, disturbance, or injury caused by their pets.
Pets that create an unreasonable nuisance, repeatedly disturb others, demonstrate aggressive behaviour, or pose a danger to people or other animals may be required to leave the park.
PLAYGROUND
The playground is provided for the enjoyment of seasonal occupants and their guests.
Young children must be supervised.
The playground closes at dark.
BUSINESS ACTIVITIES
Seasonal occupants, family members, visitors, and guests may not operate businesses, commercial activities, sales operations, or other business endeavours from campsites without prior written approval from management.
FIREWORKS
Fireworks may only be discharged in locations authorized by management and during permitted hours of 12:00 noon to 10:00 p.m.
All applicable municipal fire bans, restrictions, and regulations must be followed.
GENERAL CONDITIONS
This property is privately owned and operated.
Seasonal occupants are responsible for ensuring that their family members, visitors, and guests comply with these Park Rules and Regulations.
Management reserves the right to interpret and enforce these rules and to address circumstances not specifically covered by them where necessary for the safety, operation, appearance, character, and enjoyment of the park.
Management reserves the right to refuse service, require a person to leave the property, or terminate a Licence of Occupation in accordance with the terms of the Licence of Occupation and applicable law.
West Lake Willows assumes no responsibility for loss, theft, damage, accident, or injury involving seasonal occupants, family members, visitors, guests, recreational vehicles, boats, vehicles, equipment, or personal belongings, except where liability cannot legally be excluded.
